How to ask a landlord for repairs in Ontario

1. Put the problem in writing the same day

   Date, unit, photos, and when the landlord can enter. Texts help but an email or letter is easier to print for the Board.

2. The Residential Tenancies Act sets maintenance duties

   Open the RTA on this site and use Go to section for the maintenance parts. Municipal property-standards by-laws can run in parallel.

3. If nothing happens, file LTB Form T6

   That is the tenant maintenance application. Attach the written requests and photos. Keep paying lawful rent unless a Board process says otherwise. A self-help rent strike is risky.

4. If you are the landlord who received a T6

   Bring work orders, invoices and access records. Blocking entry will be part of the story.
