How landlords start a non-payment case at the LTB

  1. Serve a valid notice first

    An L1 generally follows an N4 that was not voided.

  2. File with the Board, not only by email to the tenant

    The LTB application starts the case.

  3. Bring the rent ledger

    Dates and amounts must match the notice.

  4. An order is required before enforcement

    Changing locks without an order is a different legal problem.
